The Collections – A New Design Process

Eastbrook Homes is proud to introduce “The Collections,” a new design service that offers Eastbrook customers curated palettes to choose from when designing their home. Available for select townhome, condo, and single-family home plans, each palette contains the selections and features that make up a home’s design, such as flooring, tile, paint colors, hardware, and more. You can also choose to invest in other options, such as an upgraded shower or fireplace. This unique design experience will save you time, money, and reduce decision fatigue, giving you confidence in a home design that looks effortlessly put together.

Step 01
Palette Selection
Meet with your Sales Agent at a designated Eastbrook model home to explore your townhome, condo, or single-family home palettes. Review physical samples and professional design photos to choose your style. Depending on your chosen home plan, your Sales Agent will present other enhancements or options for you to look through. These palettes represent a range of price points and styles so that you can weigh your options and select the right fit.
Step 02
Plan Approval
After you choose your palette, your Sales Agent will write your Purchase Agreement with the total home price, which contains all of the features and selections. This allows you to know your total home cost before your build process starts, a unique benefit of the Collections service.
Step 03
Architecture
Our Architecture Team turns that framework into a complete, detailed set of plans that will serve as the comprehensive roadmap that our Construction Team will follow to complete your dream home!
Step 04
Pre-Construction Meeting
Before breaking ground, you will review the complete plans with your Sales Agent and Construction Manager to ensure that everything is in tip-top shape. Now, your home’s construction can officially begin!

What are the definitions for some of the design terms used to describe this process?
- The Collections: A design service level that is assigned to certain home plans and home plan series. When you choose to build that home plan, you automatically gain the benefits of this service level (read through our FAQ section for more details on these benefits).
- Palette(s): The curated set of selections, features, and finishes that fit a specific interior design style. Our talented interior designers curated the palettes to reflect a range of styles and preferences. Each palette represents a different investment level as well.
- Options: Both our attached homes and single family homes offer their own curated set of options that can be added to any palette you choose. These include features like fireplaces, tile showers, and expanded paint colors.
- Enhancements (Single Family Homes Only): Each palette comes with a corresponding Enhancement version, which you can choose at an additional investment. A palette enhancement builds on the original design palette by introducing additional elements, options, or refinements that expand its creative potential.

What would change about my new home journey if I were to build a Collections home plan?
The biggest differences are how and where you make your selections, when your home price is finalized, what comes included in your home, and how quickly your home gets completed.
With our Collections service level, you’ll work with your knowledgeable Sales Agent to select from our thoughtfully designed exterior palettes, interior palettes, and options to personalize your home. This unique service, completed on site with your sales agent, differs from our lengthier design services where you have multiple appointments with one of our talented designers in our Home Creation Studio, selecting from our broader catalog of features and options.
Another key difference is pricing. With Collections, not only will you know your final home price before signing your Purchase Agreement, you also gain exclusive pricing that is only available with this Collections service. With our other service levels, your final price is determined after you complete your design appointments and make your final selections in the Home Creation Studio.
The Collections process also offers greater built-in value, with a selection of included features that may not come standard with other Eastbrook home plan series.
Finally, your home build timeframe is on average much shorter. Because the Collections process is more streamlined, we’re able to reduce the time and resources required behind the scenes and build more of that value directly into your home.

Can I mix finishes from different palettes?
Collection palettes are designed as complete, coordinated packages, so individual elements are not interchangeable. However, each palette has options and enhancements to personalize your home. Your Eastbrook Sales Agent can explain the specific options available for your home.

Can I still choose my exterior?
*Only applies to single family homes in our Milestones series.
Alongside the interior palettes, our talented Design Team also curated exterior packages that you may select for your Milestones home plan. You can choose between color palettes and will be able to see what elegant exterior features come included in your home’s elevation. These included exterior features add both curb appeal and a greater value to your home price.

Can I make structural changes to the floor plan?
Townhome & Condo (attached home plans in Parkside series and the Haven home plan in the Reflection series): We do not offer structural changes for our townhome and condo plans, but you do have the option to upgrade your kitchen layout and design to include things like a range hood. You can also add options such as an electric fireplace or tile shower to your home plan
Single-Family (plans in Milestones series): Yes, we do have a list of structural changes that you can make to your home plan. It includes items like finishing your lower level, adding in transom windows, adding a 3rd stall to your garage or a storage bump, adding a Michigan room, and more.

Can I see the palettes before I choose?
Yes! We want you to feel confident about your palette selection. Your Sales Agent will show you the physical samples, professional photography, and a digital booklet of the options.

Are there upgrades available?
Yes, there are! We recognize that you may want to personalize your home further using our preset options and enhancements. Your Eastbrook Sales Agent can walk you through what is included and any additional choices that may be available.

Does Collections make the building process faster?
By reducing the number of individual design selections and simplifying decision-making, the Collections process creates a more streamlined homebuilding experience which often leads to a shorter building timeline. Your Sales Agent will be able to give you a better idea of your exact building timeline.
